CACI has assessed the hottest office locations in London, taking into consideration several different variables including: workforce volume/demographics, accessibility, the quality of the retail and catering offer and Wi-Fi connectivity. Each location has been ranked on each metric and assigned a grade. From A (most favourable) to E. The higher the grade, the higher the score. Bromley sits in first position of CACI’s top 20 London office locations of 2019. This is followed by Croydon, Barnet and Lambeth, all of which registered the same score. Office locations in the City of London surprisingly don’t quite hit the mark due to the relative lack of amenities to worker population, and therefore locations such as Westminster and Southwark suffer.

Top 5 London locations:

1) Bromley:

Sitting in first place, Bromley has a strong worker density with 53% of the worker population falling into the top two Acorn categories. The area also boasts the highest average download speed for those in the top 5.

2) Croydon:

Given the significant development taking place in Croydon, it is no surprise that the area is one of the top 5 most sought-after office locations. It has already attracted a number of tech occupiers and is a co-working hotspot.

3) Barnet:

58% of Barnet’s workforce fall into the top two Acorn categories, Affluent Achievers and Rising Prosperity. Barnet also has the highest worker density of the top 10 hot London office locations.

4) Lambeth:

With more than 2.8 million workers living within a 30 minute drivetime, alongside a strong retail and food and beverage offer, Lambeth is well equipped for a dense worker population.

5) Camden:

60% of Camden’s worker population are from the top tier Acorn categories. The area dominates the capital in terms of its catering provision in addition to a raft of new developments taking place.



For the first time ever, CACI has also assessed the hottest locations for co-working providers, reflecting the rapid and recent growth of this sector in the office market. Croydon tops this list, largely due to its ability to provide a cheaper alternative to more central locations such as Shoreditch.

“Croydon is an emerging destination undergoing huge amounts of change, with the new Westfield/Hammerson development being built alongside office and residential space, making it a good choice for businesses that need office space with good transport links to London but without the high price tag.”

Property week

Brighton follows thanks to its “reputation as a centre of creativity and entrepreneurship” and the fact that 31% of the workforce fall into the Rising Prosperity category – the young and urban population who tend to occupy these spaces.
